Michica N. Guillory has been a fixture in Houston’s commercial real estate scene for nearly 25 years, conducting both residential and commercial transactions. Today, she’s the owner of her own boutique brokerage – The Guillory Group Real Estate Firm, Inc. – as well as The Guillory Group School of Real Estate, dedicated exclusively to teaching the "basics and beyond" of commercial lease transactions. It is the only state-licensed real estate school in Texas that focuses exclusively on commercial leasing education.
She’s a former member of the Texas REALTORS® Executive Board of Directors as the Commercial Appointee and is the Immediate Past Chair of the Texas REALTORS® Commercial Committee. She’s a regular real estate contributor on Fox 26’s “Isiah Factor Uncensored,” which also appears on the streaming Fox Soul platform.
She is one of an elite group of educators – less than 10 of more than 200 educators – to hold the title of Senior Instructor and is one of only two African Americans to hold the coveted Texas REALTORS® title.
Michica has a strong work ethic and believes in empowering budding entrepreneurs. To this end, she’s shared her curriculum through creative partnerships with the Houston Business Development, Inc., the City of Houston’s “Liftoff Houston Business Plan Competition,” the National Association of Women Business Owners and more. She’s also developed a special seminar called B.Y.O.B. (Be Your Own Boss) for people who want to become entrepreneurs.

The Guillory Group School of Real Estate is the only Texas-based real estate school specializing in commercial real estate education with a focus on leasing. What makes us most unique is that classes are not taught from the tenant's point of view. Instead, we teach the Landlord's trade "secrets" as a means of aiding Tenants and future Landlords alike.

Commercial Leasing 101 is the name of our flagship commercial real estate class, which is authorized by real estate commissions in Texas, Michigan, Ohio, Georgia and Maryland. The course is designed to help the licensed residential real estate agent transition into the commercial world. At the same time, we offer the course to commercial clients of The Guillory Group Real Estate Firm to improve their relationships with their respective landlords. We've also taught this course for The City of Houston, The Texas Asso. of REALTORS, The Houston Asso. of REALTORS, The National Asso. of Real Estate Brokers, Houston Business Development Inc and many others.

Virtually demanded by our students who took "Commercial Leasing 101," our contracts course was designed as a logical follow-up class. In it, students will learn about the varying types of leasing contracts used in commercial lease negotiations. The course reviews both TAR forms as well as forms used by commercial leasing industry giants. Some of the forms discussed include Letters of Intent, Construction Riders, Work Letters, Full Leases and Commission Agreements. This course is perfect for the residential REALTOR making a transition into commercial leasing!

As a general rule, licensed salespersons and brokers are exceedingly cautious to not "practice law" when utilizing TAR Commercial forms. Yet, leases and other forms sometimes need to be altered and a licensee may need to "fill in the blank" or utilize the Special Provisions paragraph.
